This creates positive "curb appeal," that elusive property that makes drive-bys want to see more of a home. This means that even if a house is incredible on the inside, it won't attract as many buyers if its outside is bland or unkempt.

Packing is Key

After you've decided to put your home on the market, your first move should be to pack away as much as possible. Homes filled with too much furniture, knick-knacks, bookcases and toys look small. Homes that are free of clutter look larger.

Keep it Neutral

You may love especially bright or dark colors. Unfortunately, many homebuyers won't share your tastes. That's why it's important to paint your walls in neutral colors and to replace dark or especially bright carpets with ones featuring more subdued hues. Neutral colors make a home seem brighter and larger, while dark colors have the opposite effect.

Price it Right and Stay Away

I offer you two more tips: First, make sure to price your home correctly. Sellers that price their homes too high often chase away potential buyers. What's the best way to find the right price for your home? Work with a Realtor. They have the training and experience to know what price your house can fetch. And finally, you should never be at home when buyers are scheduled to tour your home. When buyers see you, they won't feel comfortable enough to take a truly good look at your property. They won't open closet doors, try out the water-pressure in the shower or ask their real estate agents frank questions. Even worse, you may unknowingly say something that could hurt you later during price negotiations. For instance, you may, while chatting, tell a potential buyer that you are moving your family across the country because of a job promotion. This bit of information may give the buyer the correct impression that you're eager to sell quickly. Armed with this information, the buyer may make a lower-price offer.
