8 Steps to Buying a Home

Buying a home can be a very exciting time, but it's important to know what to expect. Here are the eight steps to buying a home, so you know what's coming and can feel more at ease with your move toward becoming a homeowner.

1) Learn the Process

You should have a consultation with a Realtor on the actual process of buying a home, so you're more prepared. 2) Meet with a Lender

If you don't know what your financial limitations are, you may end up wasting your time looking at homes that are outside of your price range. Or worse, you may end up buying at the very maximum of what you can afford and not being able to enjoy the lifestyle you were used to before purchasing the home. You don't want either of those things to happen, but meeting with a lender can help you avoid financial concerns.

3) Search for Homes Online

When you see a home you like online, drive around the neighborhood so you understand what it is you like and don't like about each subdivision or other area. Location is one of the most important aspects of buying a house, and is the one thing you should never settle on. 4) See Homes in Person

Once you've found homes you like online and have driven around the neighborhood, it's time to work with a Realtor to see the homes in person. Then you can pick the on you like the best.

5) Write an Offer

After you've chosen a home you love, we will help you write an offer. Once it's accepted by the seller, or you negotiate and agree to terms and a price, you can start the process of moving toward closing on your new home.

6) Home Inspection and Attorney's Approval

These two contingencies are usually set at five business days to be completed. Don't waive a home inspection, because it could find something very important, and you need to know that the house you're buying is safe and secure.

7) Final Walk-thru

Right before you close on your new home, you will have a final walk-thru. That gives you the chance to see that the seller has moved out and there isn't any damage to the home. It should look the same as when you agreed to purchase it.

8) Closing

You'll sign papers for the transfer of the home from the seller to you, and you'll also sign mortgage paperwork. Then you get your keys and the house is all yours. After closing, you can move in and enjoy your new home.
